Canada’s Real Estate Recovery Takes Shape

After nearly four decades of helping clients navigate the ins and outs of Prince Edward County real estate, I’ve seen our market ride out its fair share of ups and downs. Right now, we’re witnessing a cautious shift: Canada’s housing market is showing signs of recovery, with sales starting to improve, inventory levelling out, and early price upticks following a difficult period of sharper declines. Looking ahead, national projections for 2026 suggest sales may dip by around 4% to roughly 453,000 homes, and average reference prices could ease by about 2% to $794,000, before firmer gains are expected in 2027. That year, sales are anticipated to climb 7% to 484,000 units, with benchmark prices edging up just under 1% to about $801,000. It’s important to note that this recovery will likely be uneven—Ontario and British Columbia may trail, and the condo market in Toronto and Vancouver could stay under pressure due to ongoing supply. From my perspective here in the County, this feels less like a boom and more like a steady transition from correction to recovery, which could present some timely opportunities for buyers as conditions gradually improve. As always, local experience and honest advice make all the difference when navigating these shifting tides.
